Project Tadcaster Road

Native was commissioned to design a single storey extension and internal alterations to the rear of a mid-C20 detached brick house. The house was originally a bed & breakfast and was subsequently converted to a single domestic residence. We had previously worked together with the client on the property and were delighted they reached out to us again with this new brief.

Previous occupants had enlarged and expanded the garage for additional mobility space but this was constructed in poor quality materials and the area was not fit for purpose for the current family. This presented an opportunity to take the additional garage space and, along with alterations to adjacent interior rooms, upgrade the rear of the house to optimise the space for the family and make a contemporary living space.

The design and programme evolved as the project progressed towards procurement. In close collaboration with the client the ultimate design focused on a new large living area adjoining the remodelled kitchen. The living area contains a bespoke bar and wine room. 

A new window seat and large bi-fold doors provide new views out onto the rear garden. The sheltered outside patio area allows for the new living area to connect with the rear garden and provides an exterior space that can be used all year round.

Whilst not located in a conservation area the property is adjoining the Tadcaster Road Conservation Area and listed buildings. As such, we treated the extension and exterior design in the same manner we would to preserve the setting of the heritage assets and surrounding historic character. The extension is of sensitive contemporary design clad with standing seam zinc.  The outdoor patio area and new window seat are clad with a contrasting cedar boarding.

We took a comprehensive low carbon development approach to account for environmental considerations. This included upgrading the floors, utilising timber frame construction, installing natural wood fibre insulation materials, the exterior cedar boarding and standing seam zinc (a material which is reliable, long lasting and recyclable). 

A great relationship between client, architect and contractor enabled a successful procurement process. The client is more than happy with the project and looking forward to using the space for family and guests alike for years to come.
